The Power of a Strong Database – Sold Without Being Listed.

 

Although this café was not listed by GSE it has just been sold by Rob Illsley from the Canberra GSE office.

 

One of the many advantages of working with an experienced broker is that they will typically have a solid database of buyers to work with.

 

When one of Rob’s buyers missed out on another business that he sold recently Rob used the knowledge that he had gained about that particular buyer to put together an alternative deal that worked extremely well for all involved.

 

This business had been on the market for sometime with another brokerage firm so Rob was aware that it was for sale and that it suited his buyer’s needs. After discussing options with the listing broker Rob agreed a conjunction agreement (split of the commission) and put forward his buyer to the vendor’s.

 

After discussing terms that suited both sides of the deal a sale was agreed in a very short timeframe.

 

This kind of deal works well for the buyer and the seller it also demonstrates the power not only of a good database but also how getting to know the individuals in that database really pays off.
