Morningside Industrial Cafe – Under Management, With a Great Lease!

Description

This established industrial cafe is currently run under management and is a destination for both the local residents, passing traffic and local businesses.

The 7-Day Cafe is positioned in a well-known busy Industrial and commercial precinct, with a large volume of passing traffic and limited competition. Morningside is located less than 8 kms from the Brisbane CBD and is a large cosmopolitan suburb.

This has been a solid business for some time, with the last quarter sales averaging $15,500 a week. There are approximately 2 years remaining on a well-priced lease with a further 3 year option period available.

The cafe is a great space with spray painted murals throughout, it serves its customers fresh made to order breakfast and lunch, along with quick grab and go products such as muffins and wraps. This Cafe is known for its coffee with regular customers not only buying the morning and afternoon fix but also buying beans by the bag!

The opportunity here is the warehouse space and an extension of the menu. The cafe is positioned on the lower level with a large space that can be used for warehousing/roasting with an old barn style roller door that can be closed off as required. There is a private area located upstairs that can be leased out as a co working space, office space or used as a private training room.

The menu can be developed further and given its location catering is an option for the local businesses.

This cafe opportunity has a second established corporate site located in between two commercial towers that is available for sale as well, this allows you to quickly grow your hospitality empire in one transaction.

Managing Partner of GSE QLD | Senior Hospitality Consultant |Licensed Real Estate Agent & Hospitality Business Broker @ GSE Hospitality Brokers

Growing up in the hospitality industry with my dad owning an Italian restaurant, and my mum owning a ski lodge with a fine dining restaurant, it’s safe to say hospitality is in my DNA!

After I left school I wanted to try something different, so I entered the sporting industry, working at world class companies such as Nike Australia, FILA International and Pacific Dunlop, where I enjoyed and excelled in sales and marketing roles.

I loved my time in the sporting industry, but the itch to be part of the hospitality industry never left me, so when an opportunity came up to invest in and operate a restaurant in Brisbane, I jumped at the chance.

Over almost a decade, I invested in and operated multiple restaurants and a coffee specialty café, I became the National Operations Manager of the group – which eventually established 25 restaurants and 6 coffee specialty cafes trading under The Groove Train and Coffee Hit brands.

In 2015 we sold the business to Minor DKL – the parent company of The Coffee Club. Knowing that the sale was imminent I decided to further educate myself and completed my Masters in Business Administration at The University of Queensland.

In my role at large institutional landlord looking after food and beverage leasing, I have gained extensive knowledge and experience about the site selection process, lease negotiation structures and the details of how the industries best businesses achieve favorable leases.

Having owned, operated, and sold hospitality businesses, together with working for one of the countries premium institutional landlords. my experience is very well rounded. If you need help with the day to day running of your business, growth strategies or with any lease/landlord requirements please do not hesitate to reach out.
